For landlords and tenantsLast reviewed Jul 20, 2026
Messages
One conversation per tenant, tied to the lease — with attachments, unread badges, and email nudges.
Step by step
- 1Every tenant has one conversation with the property team. It opens automatically when they accept their invitation.
- 2Write messages and attach a file when needed — one attachment per message (PDF, JPG or PNG, up to 20 MB).
- 3Unread messages show a badge in the app, and the other side may get an email nudge about unread messages — at most about once every 2 hours.
Good to know
There are no read receipts: the other side can't see whether you've opened a message.
Messages are operational communication — they don't replace formal notices your lease or local law requires, and RUMA is not an emergency channel.
