Repairs, maintenance and tenant expenses

Tenants report problems and expenses; landlords approve, schedule and complete the work — every step visible to both sides.

Step by step

  1. 1Tenant: choose Request repair in your portal, describe the problem, set how urgent it is, and attach photos if they help.
  2. 2The landlord is notified immediately and reviews the request in Approvals — approving it, or declining with the outcome visible to the tenant.
  3. 3Approved work can be scheduled — the tenant sees the visit date — and marked completed when done.
  4. 4Tenant expenses follow the same review: the landlord can record a reimbursement, or apply the amount as a credit against rent — both stay visible on the statement.

Good to know

For anything dangerous — fire, a gas smell, flooding — contact your local emergency services or utility provider first. RUMA is not an emergency service.
